Why Bedrock Buildings?

Do log buildings require constant maintenance?

No.

We pride ourselves in carbon credibility and our buildings are designed to last. However, like any building, log buildings will probably require some maintenance from time to time.

What is the life expectancy?

Providing your building is properly maintained, it will last for generations. Timber has proved itself as a durable construction material and builds are known to last for hundreds of years.

Do I need planning permission?

Generally planning permission is required. The larger the building and the closer it is to a boundary the more likely you are to need planning permission. However, there are certain circumstances under which planning permission is not necessary. We will help you to obtain the planning permission and building warrant if necessary.

What are the costs?

Estimates of costs are highly dependent on many variables that we can discuss, but a ball park figure of £3,000/m² for a dwelling house is a useful guide. Please schedule a time with us to discuss your budget.


Do all the walls have to be log?

No not at all. There are lots of possibilities for other internal and external finishes. For example, bathrooms and kitchens often benefit from having easier to clean, or splash resistant finishes. Natural coloured plaster finishes such as tadelakt or venetian can be good options for stud walls or between log framing.

How long does it take?

Again, estimates of the timeline are highly dependent on many variables, such as the complexity and uniqueness of your project and site. Generally, there are three stages: the design, the build and the erection. We will be able to give you a better time estimate during and after the design stage.


Can log buildings meet the insulation requirements?

Yes. The calculations that determine whether or not a building passes the building performance requirements look at the building as a whole. Solid scribe log walls currently score poorly in the reports although this is likely to change in the future. This is because the current method of testing a materials insulative qualities fails to take time into account.

Heat moves through timber slowly and so it is actually a better insulator that the calculations currently predict. There is a large European research project underway to help resolve this issue but for now additional insulation in roofs and floors may be needed to meet the current requirements.
